At Impact Zone Agencies, the process applies specialized management skills in caring of the property, its surroundings and amenities and in developing a sound relationship between the landlord and the tenant and the tenants themselves, in order that the property portfolio, as well as the individual property, may give the fullest value to both the landlord and the tenants.
This engagement involves;
- Rent collection and remittance at agreed periods.
- Advise on rental fees to the property owners and vetting of tenants.
- Lease Agreements. We prepare and enter into contracts with tenants on behalf of landlords.
- We liaise with assigned property caretakers to ensure that the property(s) under management are always kept clean, all the bank slips for rent are collected from the tenants and submitted to the office by the agreed dates.
- We ensure that proper communication channels on any issues facing the tenants are addressed in a timely and efficient manner.
- We draw Monthly, Quarterly and Yearly statements for Landlords attached with original banking slips to their accounts.
- We advise on utility bills and ensure that all accounts are dully settled e.g., water, electricity. Also organize for payment schedules to avoid conflict.
- We supervise the properties on behalf of the landlord and advise on security matters, maintenance issues cleaning of common areas, repairs, etc.
- We advise tenants on peaceful co-existence to ensure no conflict e.g.. allocation of parking space, garbage collection e.t.c.
